We invest not only in real estate, but in the future of our society. Our healthcare portfolio consists of healthcare and nursing home facilities as well as daycare centers. With over 11 billion Euros in assets under management, we are the market leader for healthcare real estate investments in Europe.
By 2050, 130 million Europeans will be older than 65. In 2019, there were still 90 million people. Public investment will not be enough to meet the demand for care places for the increasingly aging population - as Europe's largest investor in healthcare real estate, we offer our institutional clients sensible investments with added value.

Why invest in healthcare real estate?

Demographic change in Germany and Europe is accompanied by steadily rising demand for care places and age-appropriate living arrangements.

In addition, healthcare is an asset class independent of economic cycles with low volatility and attractive returns.

Due to long-term leases (12 to 25 years in Europe) and partly government refinancing, healthcare real estate offers investors stable rental income in the long term.

Ongoing consolidation and professionalization of the operator landscape ensure stable operator concepts.

Risk reduction through diversification

Our portfolio is broadly diversified with regard to the following factors: 

  • the location of our properties in different European countries (Germany, France, Italy, Austria) and different regions of a country,
     
  • the sub-asset classes (such as clinics, assisted living or nursing homes),
     
  • the individual operators from the private, public and non-profit sectors,and the type of property (new versus existing).

Real estate investments with added value

For us, livable nursing homes and assisted living for dignified aging as the basis for positive social development are investments in the cornerstones of our society. Our goal is to sustainably improve the quality and capacity of healthcare facilities. How we achieve this? Through our ESG strategy for assets in Germany:
 
  • Decarbonization strategy along the CRREM path in our sustainability funds (Article 9 Disclosure Regulation).
  • Improving the quality and performance of the real estate 
  • Transparent monitoring and reporting of ESG targets set 
  • Close cooperation with operators on all sustainability issues (installation of PV systems, optimization measures, improvement of quality of stay)

CRREM-Path:


CRREM stands for Carbon Risk Real Estate Monitor (crrem.eu). The CRREM tool was developed by an international consortium funded by the European Union. The main partners were the Institute of Real Estate Economics (IIÖ) and GRESB.
The CRREM tool can be used to monitor the energy consumption and CO2 emissions of individual buildings or portfolios. The CRREM tool uses country- and asset class-specific pathways to achieve the Paris climate targets as a benchmark.
